1. RATES & ACCOMMODATION

• All rates are in AUD and include taxes. Prices are per property, per night.
• Rates cover accommodation only. For guest capacity details, contact [email protected].
• Rates are subject to availability and Sun Ranch works with seasonal pricing.

2. BOOKINGS & PAYMENT TERMS

• Check-In & Check-Out:
• Check-in: From 3:00 PM
• Check-out: By 10:00 AM (late check-outs without prior approval incur $100 per hour).
• As a boutique property cancellations affect us greatly, therefore a 50% deposit is required at time of booking.
• The remaining amount will be charged 30 days before check in.
• All major Credit Cards are accepted at Sun Ranch.
• No cash is accepted at Sun Ranch.

3. CANCELLATIONS & DATE CHANGES

• Single Room Bookings:
• Cancellations & date changes allowed up to 14 days before arrival.
• After this period, deposits are non-refundable.
• If cancelled at least 48 hours before arrival, a 12-month credit will be issued.
• All changes must be confirmed in writing via [email protected].

4. NOISE POLICY & RESTRICTIONS

• STRICT NO-PARTY POLICY – At Sun Ranch, we are committed to providing a peaceful and restorative environment for all. We kindly ask that guests honor our strict no party or loud noise policy. We appreciate your understanding in helping maintain a serene atmosphere for all guests.
• Noise restrictions:
• 8:30 PM - 9:30 PM low volume
• 9:30 PM – 10 AM: STRICT no-noise policy.
• Please respect our neighbors and other guests. No loud amplified music is accepted on the Barn balconies or in any shared spaces.
• Sun Ranch manages playlists and volumes in shared spaces.
• Guests engaging in excessive noise will be asked to leave immediately - no refunds.

6. GUEST & VISITOR POLICIES

• Maximum 34 guests at full capacity.
• Each guest may have 1 visitor during designated hours (prior approval required for additional guests).
• Visitors must depart by 9 PM.

7. PROPERTY USE & MAINTENANCE

• Sun Ranch is a 55-acre retreat requiring regular maintenance (gardening, repairs, landscaping). Minimal disruptions may occur.
• Water Conservation: Sun Ranch operates entirely on tank water. We ask our guests to please be mindful about their water usage.
• Sun Ranch does constantly monitor water tank levels but can’t control nature, guests accept that water levels are out of Sun Ranch’s control.
• Guests are expected to respect Sun Ranch policies and dispose of waste properly.
• Wildlife Awareness: The property is home to native wildlife, including snakes - please respect animals and notify staff of sightings.
• Sun Ranch is not liable for any injury, illness or death caused by wildlife, domestic, or farm animals on the property.
• Private Events & Functions: We occasionally host photoshoots, private functions, and client tours for event bookings. Some areas may be unavailable, but we aim to notify guests in advance.
• Social Club Events: As part of your stay at Sun Ranch, you're warmly invited to join our Social Club Events! These include pop-up dinners, vinyl record nights, and intimate gatherings with our local community. These thoughtfully curated experiences add a lively and enriching layer to your time with us. We’ll always let you know in advance so you can choose to join in or have your own plans. Ranch dinners will be unavailable on event nights, however an option for dinner may be included with a ticket to the event taking place.

8. POOL CLUB & COMMUNAL SPACES

• Pool Club Hours:
• Spring/Summer: 10 AM – 6 PM
• Autumn/Winter: 10 AM – 4 PM
• Pool Club Rules:
• Complimentary for staying guests.
• Open to the local community for a paid 3-hour access period.
• No personal music or speakers – music is curated by Sun Ranch staff.
• No glass allowed in the pool area.
• No lifeguard is present at the pool. All guests agree to use the pools at own risk and Sun Ranch is not liable for any injury, illness or death.
• Children can only enter the pool area with a supervising adult.

9. OPENING HOURS & GUEST ACCESS

• Rambler Longhouse:
• Spring/Summer: 7 AM – 9 PM
• Autumn/Winter: 7 AM – 7 PM
• The Lair & Whiskey Lounge: are locked and not accessible after hours. There is an emergency contact available at the Cowboy Bar Entrance if you need to contact our team.

10. Family & Pet Policy

Children

• Children under 12 are not permitted in the Rambler Longhouse after 4 PM due to our license.
• Parents are responsible for supervising children at the dam, Go Easy Wellness space, the pool, and anywhere else on the property.

Dogs

• Well-behaved dogs are allowed to stay in our Barns with prior approval and an accommodation fee of $150.
• Dogs must not be aggressive toward humans or livestock.
• Dogs must be on leash in shared spaces.

11. Alcohol & BYO Policy

• Sun Ranch is a licensed venue—BYO is not permitted anywhere on the property.
• Wine & beer are available for purchase at The Rambler Longhouse.

12. Smoke-Free Policy

• Sun Ranch is 100% smoke-free.
• Smoking within the property will incur a full night’s charge.
• Any false fire alarm activation due to smoking will result in guests covering the cost of the fire brigade.

13. EV Charging Policy

• EVs cannot be charged at the barns due to the off-grid system.
• Tesla Supercharger station is 12 minutes away at Byron Bay Wildlife Centre.

14. Damage, Theft & Liability

• Guests assume all risks associated with outdoor activities, terrain, and wildlife.
• Sun Ranch is not responsible for lost or stolen items.
• Registered guests are responsible for any damages or theft during their stay. Any necessary charges will be processed to the credit card on file.
• Guest Misconduct & Right to Refuse Service: Sun Ranch reserves the right to refuse entry or evict any guest engaging in disruptive, illegal, or inappropriate behaviour. No refunds will be issued in such cases.

15. Complaints Policy

• Guests should report any issues immediately to Sun Ranch staff.
• Unresolved complaints must be submitted in writing within 14 days after departure.

16. Force Majeure

• Sun Ranch is not liable for cancellations or disruptions due to:
• Natural disasters
• Government restrictions
• Pandemics
• Extreme weather
• In such cases, Sun Ranch will work with guests to reschedule, but refunds are not guaranteed.

17. Acceptance of Terms

• Securing a reservation implies acceptance of these Terms & Conditions.

Lockout or Loss of Keys

Call 0404 164 335 for urgent after-hours assistance. Replacement fee for any loss of keys is $75.00.
